Hays Specialist Recruitment has signed a 10-year lease at One Dorset Street in Southampton with RO Group.

The global provider of workforce and recruitment solutions identified the property, which has been substantially refurbished, as their preferred long term re-location option in the city as it best serves their practical needs as well as conforming with their wider ESG policies. The property benefits from a number of carbon reduction measures including; EV charging points, a new VRF air conditioning system, regular reviews of on-site energy use through the CUBE competition and a 2-star Fitwel rating.

Ed Davidson, RO Real Estate Asset Management Director, says: “We are excited to be able to continue our longstanding relationship with Hays, who are already a tenant at GNR8, Watford.

“We are committed to working together to see where we can drive efficiencies on ESG matters and it is this partnership approach that is critical to the long-term success of both companies in achieving their ESG targets.

“Their commitment to this building is not only testament to our relationship, but also the quality of the building and its location.”

David Kershaw, Group Real Estate Director for the RO, adds: “We are very pleased to welcome another high-quality services company to our architecturally striking One Dorset Street property in Southampton.

“We wish Hays well in their new office, and trust that their staff will be happy and productive in One Dorset Street, which has been fully upgraded in line with best in class employee wellbeing standards.”

One Dorset Street is located in one of the most prominent parts of Southampton’s main business district. It has been fully refurbished to a very high standard to meet the requirements of the modern office occupier. The office space has a barriered car park and secure, enclosed cycle storage and separate shower and changing facilities.

The building was the first Fitwel-certified building in Hampshire. Fitwel is a certification system that optimises buildings to support health and wellbeing, with the entire office space designed to create an inviting environment that improves occupant health and productivity. Employee wellness is an increasingly high priority for all modern businesses and this office certification not only puts employees’ health and wellbeing at the heart of the workplace, but also provides employers with formal recognition of these benefits.

The RO was advised by Vail Williams and Osborne Clarke, with Wallace LLP providing advisory services to Hays.
