Nucleate, a nonprofit organization for global biotech entrepreneurs, has leased a headquarters space in Scottsdale’s Ilume Innovation Center for its new Arizona chapter in a deal brokered by Cushman & Wakefield.

Located at 19001 N Scottsdale Rd, Ilume comprises four stories and is owned by Stockdale Capital Partners, a Los Angeles-based, vertically integrated real estate investment firm. The 370,000 sq. ft Class A LEED-certified building is popular with tenants from the life sciences and medical community.

Alexandra Loye, Scott Boardman, and Kristina Cutillo from Cushman & Wakefield in Phoenix represented the landlord in the transaction.

Nucleate Arizona has planned a suite of initiatives including conferences, speaker panels, networking events, mentor connection, expert industry guidance, and other community building and educational programs. The student leaders of this chapter are graduate students from University of Arizona and Arizona State University.

Cushman & Wakefield recently announced Stockdale is committing over US $20 million on a major renovation plan to finish converting Ilume to be a fully lab-enabled life science facility. Stockdale acquired the property in 2019. The building was originally designed by famed architect Will Bruder and served as the former Henkel North American headquarters.

Occupying a site of approximately 5 acres, Ilume is strategically positioned at the junction of N Scottsdale Rd and Loop 101 and provides immediate freeway access and convenience to major shopping centers, retail services, dining, and hotels. The property is also accessible to a robust labor pool, corporate housing, and surrounded by corporate neighbors. The property is also near Mayo Clinic’s proposed development, Discovery Oasis, a 228-acre medical and research campus including as much as 3.3 million square feet of medical and life sciences space, along with Mayo Clinic’s and Arizona State University’s (ASU) Health Futures Center.
