Award-winning Greek architectural practice 314 Architecture Studio has shared its design for the Pavilion Terraces buildings within Little Athens at The Ellinikon, one of Europe’s largest urban regeneration project, with FM Magazine.
The architectural marvel conceived by the award-winning Greek architectural practice consists of seven buildings, each boasting six stories. Comprising of a total of 156 one-to-five-bedroom terraces, this exceptional creation is a jubilation of organic forms, intricate embossed textures, and innovative spatial dynamics, drawing inspiration from the captivating structures of Japanese lanterns.
The central landscaped courtyard is a vast natural amenity for residents and visitors alike forming Japanese-like gardens with paths, mature planting, relaxation areas, and water features. At the ground-level, the retail component will include fashion boutiques, cafes and restaurants, an organic market, a bakery, and a supermarket.
Built with sustainability in mind, Pavilion Terraces:

- Promotes wellbeing with low emission materials that enhance the indoor environmental quality.
- Features EV charging throughout.
- Equips each apartment with a natural gas boiler for underfloor heating and hot water.
- Reduces water consumption through low water consuming fixtures and efficient irrigation systems.

Pavilion Terraces adds an enriched lifestyle to the Little Athens neighbourhood at The Ellinikon, the oasis within the busy city life of Athens. As one of the world’s largest urban regeneration projects at 6.2 million sqm, the 15-minute smart city will offer diverse residential, commercial, and retail spaces, including 8,000 new homes, 75,000 jobs, the world’s largest coastal park, and more. The Little Athens neighbourhood is a key feature of the project and will bring approximately 1,115 new residences to the sales market in its first phase and provide all the benefits of The Ellinikon.
