Cushman & Wakefield has acted as the exclusive advisor to a joint-venture between LaTerra Development and Clarion Partners in securing US $90 million of financing for The Louise, an upscale multifamily mixed-use property in Los Feliz, Los Angeles.

Situated on Hollywood Boulevard , the property comprises 246 residential units and 20,487 square feet of ground floor retail space. It is directly connected to Barnsdall Art Park, one of the city’s premier parks.

Cushman & Wakefield’s Equity, Debt & Structured Finance (EDSF) team, consisting of Rob Rubano, Brian Share, Max Schafer, and Becca Tse, represented the borrower in this transaction. The loan was provided by PGIM Real Estate, acting on behalf of its core plus debt strategy, with Vice President Jace Bertges leading the PGIM Real Estate team. PGIM Real Estate is the real estate investment and financing arm of Prudential Financial, Inc. (NYSE: PRU), with assets totaling US $210 billion.

We successfully generated multiple competitive financing offers, providing the borrower with the means to retire its construction loan, recover equity, and gain the flexibility and duration necessary to execute its business plan.

The property is within walking distance of numerous lifestyle retail amenities and prestigious medical campuses, and it’s just a few blocks away from Hollywood, the epicenter of entertainment and content creation.
